The “Opinions” mentioned that the existing residential self-designed elevators need to meet this unit and this The owner of the building or the private part of the residential area accounts for more than two-thirds of the total area of the building, and the owner agrees that more than two-thirds of the total number of owners agree. The other owners have no objection. For those who intend to occupy the exclusive part of the owner, the owner of the proprietary part shall also obtain the consent of the owner.


    After the owner's opinion collection, on December 6th and 7th, the Baimasi Community of Huayang Street, which belongs to Jinruiyuan Community, posted a public notice in front of the 9th and 10th related units of the residential area, and the location and implementation of the additional housing for the elevator. The location of the elevator, the proportion of funds allocated, the signature of the owner, etc. are publicized, and the objection feedback of relevant stakeholders is accepted, and the publicity period is 10 days.

At the same time, the publicity mentioned that the relevant units have “more than two-thirds of the owners agree” to add elevators.


    As for the problem of fund sharing that has been widely controversial in the past, according to the public notice, the first floor residents do not contribute capital, and the proportion of the owners of the 2nd to 7th floors of each floor is: 7.7%, 15.38%, 16.92%, 18.46%, 20 %, 21.54%. Elevator operating costs and maintenance costs are consistent with this ratio.


    Low-level residents: "How to pay the electricity bill, how to pay the property fee, the problem is still very much"


    At the same time as the public notice was posted, a “recommendation” from the “part of the community owner” was posted on December 8th on the public notice column of the entrance of the community.


    "Recommendation" mentioned that, on the one hand, because there is no industry committee in the community, in the installation of elevator projects, each building, each unit, and each floor are different, and the opinions are not uniform, which affects the harmonious relationship between the owners and damages.     On the other hand, the biggest beneficiaries of the elevator installation are the high-rise owners, the biggest losers are the low-rise owners, the low-level owners should be compensated, and the compensation amount is initially drafted: 300,000 on the 1st floor and 200,000 on the 2nd floor, 3 The building is 100,000.


    The "recommendation" also limits the situation of high-rise owners subletting and reselling their houses after the elevators are installed. If they are subletted or resold within a certain period of time, the parties need to compensate the owner of the unit for 400,000 yuan, of which 200,000.     Successful case: the first old community after the "New Deal" installed elevator
